In Ontario there are 38 real estate boards which real estate agents and brokerages work within. Marg McCarthy Real Estate Services is a member of TREB (Toronto Real Estate Board) and RAGBOS (Realtors Association of Grey Bruce Owen Sound). The advantage to Marg McCarthy Real Estate Services being a member to both boards is the sphere we work within is covered and listed on the MLS (Multi Listing Service) system for both boards. It is always interesting to look at sales statistics. The boards always post all of their statistics quarterly. It is important for Realtors to review these stats and be up on the trends for the last few months and years. At Marg McCarthy Real Estate Services everyone reviews this information independently and makes notes of any trends that would be important to our customers and clients.
In December 2020 in the Grey, Bruce, Owen Sound area home sales were UP 50.4% in 2020 versus the sales in 2019. What this means is within December 2020 approximately 50.4% more homes were listed and sold. This is good news for this market area. In the month of December of this year the numbers of listings were also up 5.9%. This past December was positive for both buyers and sellers in the sense there were more homes on the market for buyers to look at and purchase as well as those who had homes they were selling had a better chance of selling this year over last. This looks positive for January and February markets as well. We will be posting these here on the Marg McCarthy Real Estate Services blog as the numbers become available.
Another compelling number to look at is the Median Prices and Total Number of Houses Sold in the area. Overall in the RAGBOS area in the month of December 2020 Units Sold were 203 and the total of out of that number was 172 Detached Homes Units. That is a positive for someone who is considering selling their detached home in the months following. Of course there are never any guarantees but it is important to look at all the information and how it relates to your real estate decisions. As well the median price was up 25.3% overall with an average Sale Price of $384,800 for all properties sold in the RAGBOS area. In December Detached Homes were up 38.9% over last year with an Average Sold Price of $385,700. These are all very interesting numbers for you to keep in mind, when making decisions when it comes to your real estate purchase or sale. Prices and number of sales are all important, plus location and come into pricing a home.
